What we need to look at a complex case

  • What the client wants, the property and the amount needed
  • All income, and how each part is evidenced
  • Deposit, where it comes from and any gifted part
  • A dated note of any credit events
  • Known property, tenure or construction details
  • Existing commitments, dependants and preferred term

Send it through your portal once you’re registered. A specialist is notified on submission.

Complex residential for introducers

When a case needs a closer look

Self-employed or variable income

Accounts, contracts, retained profit, overtime, bonus or several income sources that need reading properly.

Credit history

The type, timing and status of past credit events decide which lenders will engage.

Unusual property

Construction, condition, tenure, location or occupancy outside common automated criteria.

Layered circumstances

Deposit source, dependants, age, term or existing commitments that only make sense viewed together.

Assessment

What we look at

Income evidence
How income is earned and evidenced, and whether it’s sustainable, not just the headline figure.
Credit context
A short timeline and up-to-date evidence that makes the credit position easy to assess.
Property acceptability
Valuation, construction, tenure, occupancy and resale demand.
Affordability and term
Commitments, dependants, retirement plans and the proposed term, taken together.

Introducer questions

Complex residential: introducer questions

What makes a residential case complex?

Usually one or more features that need a person to interpret them: how income is structured, credit history, the property, or a layered set of commitments and goals.

Does complex mean the client will pay a higher rate?

Not automatically. Pricing depends on the lender, product and the whole risk profile. The aim is to present the facts accurately to the right lenders, not to assume an outcome.

Can I talk a scenario through before collecting documents?

Yes. An early conversation can identify the likely route and what evidence will be needed. A recommendation or application still needs that evidence and the client’s consent.

How do I refer a complex residential case to Charles Frank?
