Second charge for introducers
When a second charge fits
The first-charge rate is worth keeping
A low fixed rate or an early repayment charge makes replacing the whole mortgage the expensive option.
The client needs capital
Home improvements, a tax bill, a deposit or another defined purpose with a clear amount.
Income needs a person to read it
Self-employed, variable or multiple incomes that a simple income multiple won’t treat fairly.
Credit isn’t perfect
Historic or recent credit events that need the right lender and a clear explanation of what happened.
Assessment
What we look at
- Equity and total secured borrowing
- Property value, the first-charge balance and the new advance, taken together.
- Affordability
- Income, outgoings, existing commitments and the proposed term.
- Purpose and outcome
- Why the client is borrowing and the total cost of doing it this way.
- Credit profile
- What happened, when, how much, and whether it’s settled.
We only advise on what you refer, and we never cross-sell. Your client stays yours.

Introducer questions
Second charge: introducer questions
Does a second charge replace the client’s first mortgage?
- No. A second charge is separate borrowing secured behind the existing mortgage. Both are payable, and the total cost and suitability are assessed as part of the advice.
Can a second charge be arranged with adverse credit?
- Often, yes. Lender appetite depends on the type, timing, amount and current status of the credit issue. A Charles Frank specialist will tell you what’s needed for a meaningful view.
Do I keep sight of the case after I refer it?
- Yes. Every case stays visible in your portal from submission to commission paid, and your client relationship is protected.
Can I share indicative rates with my client?
- Indicative rates are an early guide, not a recommendation, offer or guarantee. A Charles Frank adviser reviews the full circumstances and confirms the right route through the regulated advice process.
Are you a second charge master broker?
- Yes. Charles Frank Finance is FCA authorised to advise on and arrange second charge mortgages. Directly authorised firms can keep the advice and have us package the case with the lender, or refer the client to us for full advice. Introducers without mortgage permissions can introduce the client to us.
Is a secured loan the same as a second charge mortgage?
- Usually, yes. Secured loan, homeowner loan and second charge mortgage generally describe the same thing: borrowing secured on the home behind the existing mortgage. Since 21 March 2016 most of these loans have been regulated mortgage contracts, advised on under the FCA’s mortgage rules.
How is introducer commission paid?
- We agree the commission arrangement with you before you refer a case, and you can follow each case to commission paid in your portal. Before you introduce a client, tell them about any fee or commission you will receive. If you have no mortgage permissions, that disclosure is one of the conditions for introducing under article 33A.

THINK CAREFULLY BEFORE SECURING OTHER DEBTS AGAINST YOUR HOME. YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON A MORTGAGE OR ANY OTHER DEBT SECURED ON IT.
